Concert Properties’ 1190 Hornby, located in downtown Vancouver, is a 12-storey commercial office and retail building that also serves as Concert Properties’ Vancouver Head Office. Built in 1985 and BOMA Go Green certified, the building represents the kind of established commercial property where operational efficiency, comfort, and emissions reduction are increasingly important.
To support its greenhouse gas reduction goals, improve occupant comfort, and lower operating costs, Concert Properties implemented EcoPilot’s iBOS® Energy AI solution as an optimization layer for the building’s existing HVAC system.
With support from BOMA BC, Fresco Building Efficiency has released a case study highlighting the project and validating the impact of AI-driven HVAC optimization at 1190 Hornby.
Rather than relying on major capital upgrades or full controls replacement, iBOS® Energy was incorporated as an intelligent application to the existing HVAC system. The platform uses real-time building data, weather conditions, and building performance patterns to continuously optimize HVAC operations.
The result is a smarter, more responsive building operation that supports energy efficiency, emissions reduction, and occupant comfort.
Fresco Building Efficiency’s case study provides an independent look at the project’s implementation and first-year benefits. Their review highlights how AI-enabled HVAC optimization can help existing commercial buildings improve performance while supporting broader sustainability and decarbonization goals.
The project is featured as part of BOMA BC Case Studies and Retrofit Guide and offers practical examples of efficiency and decarbonization projects, providing valuable insights into their implementation, potential pitfalls, and essential elements for success. The guide is continually updated to provide the latest information on ways to improve the sustainability of your building portfolio.
