Location: Halifax, Nova Scotia
Client: Ravelin Properties REIT
Property Manager: Colliers Real Estate Management Services Canada
Building: Maritime Centre
For property managers, HVAC efficiency is more than just an energy conversation, it’s about reducing operating costs, cutting greenhouse gas emissions, and keeping tenants comfortable year-round.
At Halifax’s Maritime Centre, a state-of-the-art Building Automation System (BAS) was already in place to manage heating, cooling, and ventilation. However, fluctuating outdoor temperatures often caused the BAS to “overreact” and to be heating and cooling at the same time. This inefficiency increased energy use, costs, and environmental impact.
In 2024, Ravelin Properties REIT and Colliers Real Estate Management Services Canada partnered with EcoPilot Canada | USA to pilot and install iBOS energy.
iBOS energy integrates seamlessly with the existing BAS systems to add a layer of artificial intelligence that:
Calculates the impact of a building’s thermal mass (stored heat in materials like concrete and brick).
Analyzes real-time indoor conditions, outdoor temperatures, and occupancy patterns.
Continuously recommissions HVAC performance in real time , every two minutes to prevent waste and maintain comfort.
By using the building’s thermal mass as a free energy source, iBOS helps the BAS anticipate changes and optimize energy usage without sacrificing tenant comfort.
Between March 2024 and April 2025, Maritime Centre achieved:
Projected savings for April 2025 to March 2026 are expected to exceed $125,000 as featured on Colliers Canada, and these results are achieved with zero upfront capital cost.
The installation was remarkably straight forward. The AI platform was seamlessly integrated into the Maritime Centre’s existing Building Automation System, requiring no major equipment changes or disruptive construction. The process involved minimal downtime, coordinated efficiently with the property management team to ensure business operations and tenant comfort remained unaffected.
Because iBOS works with the systems already in place, it starts delivering savings almost immediately. From day one, the platform began analyzing real-time data, learning the building’s unique thermal profile, and making micro-adjustments every two minutes to optimize HVAC performance.
In short: measurable results, minimal disruption, and no capital investment — a win for operating budgets, sustainability targets, and tenant satisfaction.
“What’s noteworthy is how we achieved this with little to no cost to our client. While it required coordination to integrate the BAS and iBOS, there were no upfront or capital expenditures, and EcoPilot is paid based on the savings generated.”
