Toronto office building achieves strong HVAC savings with AI.

One Adelaide Street East in Toronto, managed by GWL Realty Advisors, is a landmark office tower with roots dating back to 1928 and a long history of modernization. To improve HVAC performance, reduce operating costs, and support tenant comfort, the building implemented EcoPilot’s iBOS Energy® for AI-driven HVAC optimization.

EcoPilot integrated with the building’s existing systems and continuously optimized HVAC operation in real time, without replacing the existing BAS. Work was coordinated with the onsite building automation contractor, Siemens, and integrated through the Siemens Desigo BAS platform while keeping existing controls in place.

The first-year results were significant. The site achieved a 19% reduction in steam consumption and a 17% reduction in HVAC electricity use. These improvements translated to $136,694 in operating cost savings, 1,842 MWh of avoided energy use, and a reduction of 253 tonnes of CO₂e.
