Boardwalk BRIO

Boardwalk REIT launched an AI optimization pilot at Brio, a 162-unit, 12-storey mixed-use tower in Northwest Calgary (Brentwood), developed with RioCan. EcoPilot deployed iBOS® Energy in late 2023, integrating directly with Johnson Controls (JCI) building automation contractor and the existing BAS platform, Metasys, to continuously optimize HVAC performance to achieve a 10% reduction in natural gas consumption and a 6% reduction in electricity usage throughout 2024, all while enhancing tenant comfort.  Boardwalk’s ESG reporting highlights energy management as a core pillar of its sustainability strategy focused on reducing consumption across the portfolio to lower operating costs and cut greenhouse gas emissions. EcoPilot supports this objective by continuously optimizing HVAC performance and delivering measurable energy reductions. The project delivered immediate, verifiable energy savings while supporting strong tenant comfort—showcasing how AI can enhance BAS performance with minimal disruption.
